Large items that take up valuable square footage should not be used. These items could include large Christmas trees and life-sized Santas. Your goal is to maximize square footage and not show off your impressive decor.2. Add a few seasonal items such as foliage, berries, pine cones, small pumpkins, amaryllis, paperwhites, pointsettias, and my favorite; metallic accents! Keep these items to a minimum or potential buyers will be distracted by all of the cute decorations. Also, keep the listing photos in mind. If your home will be on the market during the holidays and you decorate for Christmas and then it doesn't sell right away, buyers will get the impression that your home has been sitting on the market for a while.3. Remove all decor immediately after the holiday has passed.4. A note about presents. I like them! Just kidding. Do not leave wrapped gifts under your tree! Hide the presents as you would hide your jewelry. Not all buyers are honest and not all buyers are really looking for a house to buy.
